If a person asked you “What exactly is a credit bureau?” would you know? Obviously these bureaus have a lot of mystery surrounding them. The point of credit bureaus is simply to store payment history, credit and collection records, and certain legal details about consumers and businesses.
These records are sold (emphasis on sold) to bankers whenever a consumer or business tries to apply for credit. The three most recognized U.S. credit bureaus are Equifax, Experian and TransUnion. Even Dun and Bradstreet is considered a credit bureau that is known for reporting business credit history exclusively. And don’t forget about the rising importance of Innovis.
Do you think you or your business would likely make a mistake if you needed to track over one billion records and two billion transactions every month? Of course you would simply because no one is flawless.
Most people don’t realize that around 80% of all credit reports have mistakes. Most of these errors go unnoticed. That is because errors might only get noticed if you get declined for credit. However, most people just say “ok” to their score because of the psychological effect that the acceptance of one mishap in your past can cause. We tell ourselves, “Yeah, I know it’s bad cause of that late payment I had.” And so we just accept it.
That’s why the US Government passed the Fair Credit Reporting Act (FCRA) and the Fair and Accurate Credit Transactions Act of 2003 (FACTA). These acts set out the requirements for credit bureaus to maintain fair and accurate records, provide a way for consumers to view those records, and tell them how to respond to consumer complaints of inaccuracies.
The credit bureaus do not make money by investigating your disputes. Looking into your disputes costs them resources, time, and money to investigate them. Remember, they make almost all of their money by selling information to lenders, insurance companies, utility companies, credit card issuing banks, and even employers.
Let’s look at the first major secret behind the credit bureaus:
You can have up to 92 independent scores at any time. Scores and reports are generated on the fly whenever they are requested by you, a creditor, or lender. There may be up to 23 different scores for each of the credit bureaus. Yes, this does include Innovis.
The cause of this discrepancy is because you will have slightly different profiles depending on whomever requested your file information. That means you could end up with a very different score from an internet service than you would if you pulled your score from a mortgage broker.
For example, if you apply for your score through an online agency you will be required to match up around 18 points of identification to confirm who you are. Unfortunately when a mortgage broker requests your score, they only require around 9 elements of identification to match which allows room for more errors and therefore may reduce your score.
There are some allegations surrounding credit bureaus specifically giving lower credit scores than are actually true as their way of avoiding a potential law suit from a lender in the event that the borrower can’t repay the loan.
This has scary implications as it suggests they may be protecting themselves instead of offering factual information.

The situation with the banking and lending institutions may throw some people into confusion, which I find is totally understandable. The banking system has had many billions poured into it, yet it doesn?t appear they want to lend any of it to enable people to purchase or develop property. It even appears that lending to people for high street spending has in many cases come to an abrupt end.
Furthermore, we are seeing unprecedented reductions in the interest rate those of which we have never seen before, all in the attempt to persuade lenders to lend and borrowers to borrow. Nevertheless, all these attempts to motivate the consumer to spend their money has been a non starter and this can only beg the question; ?why ??
The answer comes as no huge surprise really. Due to the fact that lending establishments are currently unsure of their assets leading them to be very unsure of their liabilities has caused them to plunge into somewhat of a crisis.
This is due mainly to the fact that they are unsure which of their loans will turn bad and which will turn out to be good. The good loans will be assets and the bad ones will be a liability against the business. It is for this reason that they are in a bit of a hiatus and as a result unwilling to lend.
One assumption people can make is that that is the only reason banks are reluctant to lend is due to the fact they are unsure of their position, but that would be slightly off the mark as it is not the full story. It is more likely they have had a rude awakening from the way they administered overindulgent lending over the past few years which was further compounded by lending on a self certification basis to borrowers; lending well in excess of 95%.
This means that fundamentally they are disinclined to continue their lending business in this high risk fashion to high risk clients and herein lays the problem. Because they have such enormous amounts of people whom they have lent enormous amount of money too, it is now very complex for them to come across clients able to provide full proof of income and not least with a low loan to value mortgage.
The big question then is if the interest rates are encouragingly low and there is plenty of money in the banks for them to lend to clients, surely we are all rushing out to spend? I think not and that is purely down to their difficulty in essentially finding someone happy to lend 90% to 95% or 80% on a self cert basis.
In conclusion, my personal opinion is that the mortgage market, if it returns at all, could well take some years before we see a any changes. These changes may be in the way we mortgage our properties leaving behind high loan to values and self certification. Indeed, the ease with which these mortgages have been recently been churned out has resulted in the inflation of the property market over the last few years. It?s arguably a good reason why many of these mortgages should never have been obtained. Our future prospects could be about biding our time till incomes and deposits reach levels compatible with house prices or a more a chilling thought is to simply wait till property prices decrease.

Protect Trees from Rodents, Sun Injury
Sunscald is an injury prevalent in the prairie sections of the country. It appears as dead sunken areas of bark on the trunks of trees particularly on the south and southwest sides. Exposed trunks of fruit trees, especially apple and pear, and some ornamental trees such as the mountain ash, suffer from this condition. Apparently the injury occurs in late winter. Day temperatures above the freezing point followed by below-freezing nights cause damage to the wood on the exposed side of the tree. Most damage occurs on the southwest side of the trunk.
This kind of damage can be lessened if young trees are trained so they branch low to the ground. Growing mountain ash in a clump form instead of to a single trunk aids in lessening sunscald injury. Growing shrubs near the base of susceptible trees assists in protecting tender bark. Painting trunks with white paint is another “old timers” method followed.
Rodents can do considerable harm to ornamental trees and shrubs during winter months. Lawns are also scarred by the burrowing activities of these animals. Field mice migrate into a cultivated area especially if their regular feeding areas become covered with heavy snows. As their regular source of food is cut off, they build runways to favorite trees and shrubs and feed on the soft bark of these plants near ground level.
Protect from Animals
Rabbits often completely girdle trees and shrubs and in that way, kill them. Rabbits feed at snow level, so if the snow is drifted high, the feeding will occur above the ground level of the plants. Just like having fungicides to control pests, a number of repellents on the market are effective in the control of this pest or used as a part of a disease control program. Maybe you prefer the old fashioned cure -the shotgun. In a deer area these animals may become troublesome because they feed on young tender growth of many kinds of deciduous shrubs and trees. One of the plants especially relished by deer is the native Red Osier Dogwood.
Adequate fencing provides the best solution for preventing such damage. It is an expensive method, but is effective. Wrapping trunks of valuable fruit trees with coarse screening is another way to prevent girdling by rodents. These coverings must reach high enough to take care of changes in snow level during the winter. If the snow drifts above the protective covering, better get out the shotgun (just kidding)!
Snow is one of nature’s important mulches, since it protects tender perennial plants over the cold winter months of the north. The snow acts as an insulation, protecting plants from extreme changes in temperature which happen so often in this section of the country. The greatest danger is ice formation at ground level. If this happens, much of the insulating value of the snow is lost. Providing good sub-surface, and especially good surface drainage, is one way of reducing ice formation at the base of perennial plants.
Keep from Losing Snow
When we witness a cold, blizzardy day in January, we can realize the importance of not cutting down the stalks and tops of perennial plants such as peony or delphinium. A perennial border cleaned bare of its plant growth in the fall, often loses its protective snow cover when the first blizzard of winter strikes. A good shrub border, hedge or fence placed adjacent to the perennials serves much the same purpose, to keep the snow from blowing off.
Long winter months in this area make us appreciate plant materials that give color to our landscape setting at this time of year. Evergreens are especially suitable for this purpose. We should be reminded not to plant all our small evergreens around the foundation of the house. Some evergreens placed elsewhere in the yard aid in brightening the winter scene as viewed from our windows. The colorful bark of red and yellow twigged native dogwoods and willows will brighten the winter landscape picture. Think, too, of using berried shrubs and trees such as viburnums, flowering crabapples, mountain ash and haws. Many such plants offer food for our visiting winter birds.

The main driving force for people, in my experience, when they are thinking about a whole life insurance product is that when compared to level term insurance it isn’t dead money. This is likely the main driving force behind most peoples thinking.
Most people are aware that level term insurance only pays out if the life assured dies during the term of the plan and if they survive the term of the plan it just ceases without value and for this reason they consider it dead money. This is true but you have to understand that term insurance is trying to do a specific job, and that is to provide life insurance at the cheapest cost possible and due to that there is no cash value within the plan.
The opposite is the case with whole of life assurance. Whole life assurance builds up a cash value within the plan and whist it is not a huge amount of money it is enough to give people the impression that their money is not going to waste. But conversely this type of plan is quite a bit more expensive than the comparable term and this is due in part to the fact that it builds up a cash value.
But is this really the best solution to your life insurance requirements and if it is not what is the alternative? Well again I will say what I say to my clients, a whole of life insurance plan is a great product if your need for life insurance is not bound by term, for example a fixed term mortgage, if you need life insurance in perpetuity then whole of life insurance is the only suitable contract.
Whole of life insurance is exactly what it says it is, it runs for all of your life and although it does have a cash value it should never be considered as a savings plan because that is most definitely not what it is. If it’s savings you are thinking of then there are many more efficient plans out there in the market which are completely focussed on saving money and which will produce far more for you than a whole of life insurance plan.
Now supposing you want life insurance but it is beyond your thinking that you are not going to get any cash return if you don’t die, you have to decide what it is you can do. The first thing would be to recognise that any term plan as opposed to a whole of life plan will show a big difference in the comparison, meaning that you will have to spend considerably more on the whole of life.
My suggestion would be to calculate the difference between the two plans and instead of buying the whole of life insurance, buy a term plan for the required time you need it, and then with the money saved, which is the difference between the two, buy a monthly investment plan. This could take the form of a savings plan or a maximum investment plan,
You will be amazed at how much more money you will receive on the returns than with your whole life insurance contract. Furthermore, as the plan will be on the basis of ten years with an option for renewal, you will have a higher adaptability with the money you save. But think on and remember when making this your choice you will not have any life insurance for your entire life. Therefore, this decision would be only for those people who have no need to cover the whole of their life. Needless to say, this is something that needs to be carefully thought about.

Vines For gardeners who live in THE CENTRAL STATES
WINTERCREEPER - There are two varieties of this broad leaved vine or ground cover worthy of attention. The first is the purple-leaf wintercreeper, Euonymus Fortunei colorata, whose foliage has a purple cast; the second, the big-leaf wintercreeper, Euonymus Fortunei vegetus, noted for its attractive bright green rounded foliage and bitter sweet like fruit in fall. Both are tolerant of most any soil, prefer a north or east exposure and cling to walls or trees by root-like holdfasts reaching up 25 feet or more. As ground covers they grow a foot or so tall. The nice thing about them is that they will grow in shade and can stand root competition from trees. Regrettably they cannot be recommended for the coldest or the warmest parts of the region.
BALTIC IVY - The hardiest variety of English ivy, Hedem Helix baltica, will climb up walls or tree trunks 25 feet or more and also makes an interesting 3 to 5-inch-deep ground cover. It will grow in practically any soil and prefers a north or east exposure. The foliage is medium sized and prominently veined.
BULGARIAN IVY - This ground cover or vine, known as Hederia Helix Bulgaria is as hardy as Baltic ivy and requires the same soil and exposure. Its distinguishing feature is its large leaves that give the plant a rather coarse textural effect. Some training may be required at first to make it climb.
JAPANESE HONEY SUCKLE - This vigorous twining vine needs pruning and clipping to keep it in bounds. It will quickly drape a trellis or fence or form a dense ground cover, being especially good for erosion control on steep banks. Known as Lonicera japonica Halliana, it is evergreen in the southern part of the region while in the north it is considered semi-evergreen, its foliage turning bronze and finally dropping in late winter. It likes sun or part shade and does well on even the poorest. soil. The flowers are very fragrant.
LALAND FIRETHORN - Commonly seen as a shrub, Pyracantha coccinea Lalandi is most decorative when trained on a wall or trellis where its branches up to 8 feet long are splayed out to show off white flowers in June and bright red fruit in fall. It does best in the warmer parts of the region where it is evergreen but is also good in protected locations in the north where it is considered semi-evergreen. For best results give it a well-drained soil in full sun.
CANBY PACHISTIMA - This neat plant growing to one foot high has dark green finely textured foliage. As a ground cover or as a low hedge plant, it is excellent among trees or shrubs. You will find it listed as Pachistima Canbyi. It prefers a moist but well-drained soil and year-round shade. It is not recommended for the drier and colder parts of the region.
JAPANESE PACHYSANDRA - Forming an evergreen carpet 10 inches high, this fine flowering vine plant thrives in all but the driest and coldest sections of the region if given year-round shade. It spreads by underground stolons and prefers a moist well-drained soil. Many people know it by its scientific name, Pachysandra terminalis. Among other flowering vines it is one of the best ground covers available.
COMMON PERIWINKLE - For locations where lawns are impossible to maintain Vinca minor comes to the rescue. It is a rugged plant but cannot, however, be walked upon. It likes a light, well-drained soil in full or part shade and under favorable conditions will grow 10 inches tall. There are several horticultural varieties, one of which has bright blue flowers; one with pure white flowers, and a third with purple flowers.

Sometimes, you may get the urge to garden, but it can be stamped out by other things going on, such as living arrangements or living with space restrictions. If you reside in an apartment building, you cannot feasibly have a full garden, because you do not have the yard space available. One of the best ways to solve this problem is to grow your plants inside, planted in containers. You can hang them up, arrange them on your patio (if you have one) or a window ledge or balcony. Just placing a couple of hanging baskets or pots around your living area will brighten it up and create a nicer look.
One of the perks of growing plants in smaller containers is that you can move them around whenever you get the urge. If you rearrange your furnishings and you think a plant would look nicer in a different area, it is no big deal to simply move it over or place it in another location. As long as the lighting situation is the same, the plants will not be affected by the relocation at all. Another added perk of having containers, is because of the versatility and that you can adapt it to simulate any kind of environment depending on what soil you use and where you put the container.
If you are trying to arrange containers for aesthetic appeal, you can simply adjust the heights of the plants at different levels and simply hang them up on a hook or use supports. Hanging plants allows you to utilize the space more efficiently, this is referred to as vertical gardening. If you achieve it correctly, you will have an eye-pleasing arrangement of plants and at the same time conserve on your limited space. One way of vertical gardening is to use a simple wooden step ladder, you can paint it and arrange the plants and make a gorgeous arrangement which will add a splash of color to your dcor.
Maintaining your plants in a container will take a bit more time, because you need to water them more frequently and go around to each separate container. The space used by container plants is considerably less than an actual garden, so the time spent on maintenance and watering becomes more balanced out. It is important to remember that you should never over water your container garden, this can kill them just the same way as over watering can.
When picking containers for your plants, you may want to buy them all at one time and some extras to boot, in case they may break or so you can add additional plants at a later period in time. Of course, you will want them to be of different sizes, but the same type of style so that the pots will compliment each other. Plastic containers are great and the least expensive and need the least amount of watering, however if you choose to go with clay or earthen pots, you will need to line them with plastic. This helps to retain moisture, because the clay will soak up the extra water.
Another thing to consider when purchasing patio plant pots or garden planters is that the size of the pot will limit the size of your plant. Carefully choose the pots in accordance with what you will be growing in each one. If you look for a plant on the internet, you may be able to find the plant to match the specifications of what root space it will need. This another advantage if you are choosing a plant that will grow to be a large size. If you have a limited amount of space, you may constrict it by purchasing a container that is not large enough to maintain the plants growth.
If the benefits of container gardening pique your interest, then you should begin planning as soon as possible. If you write down a list of the plants you want to get, you can do all the research beforehand and figure out what size and shape containers you will need.
