Accomplish A Fast Sale Through Home Staging

by Nancy Maurer

Prospective home buyers make their buying decisions within 10 seconds of walking into a house. Realtors agree that buyers begin to form opinions about a house from the moment they pull up in the driveway. It is therefore imperative that home sellers strive to create the best first impression, starting with the exterior of the house and continuing throughout the interior.

A Professional Home Stager can assist home sellers in creating an environment that will leave buyers with a positive impression of the home. A Home Stager is trained to offer recommendations on ways in which the overall presentation of the home can be improved in order to draw interest on the part of buyers.

A Home Stager possesses the training to emphasize the best features of a home and to produce a home environment that will leave the buyer with the best possible first impression.

The first activity of the Home Stager will be to evaluate the house’s exterior. Next, the interior will be viewed and evaluated, room-by-room. What follows is a detailed, written report containing recommendations that are geared to creating a home environment that will possess great appeal.

The detailed suggestions may include activities including painting, repairs, de-cluttering, re-accessorizing spaces, furniture arranging, and landscaping, among others.

When marketing a home, in order to achieve the top price and a quick sale, it is imperative that the presentation of the home is carefully considered prior to listing it. You want your home to jump out and impress prospective buyers. Home Staging will help sellers accomplish just this.

Well-known in various parts of the country as “the secret weapon of real estate,” Home Staging is just starting to come into its own in the eastern part of the United States. As the inventory of homes grows larger and the sluggish housing market grows increasingly more competitive, Home Staging is gaining popularity among realtors and home sellers.

As the market tightens, the services of Home Stagers are being sought out by home sellers and realtors as a way in which to effectively compete in the competitive housing market.

Keep this is mind: The cost of Home Staging services is considerably less than the average price reduction!

When home buyers walk through the front door of a house, they will generally know within 10 seconds if they are interested in possibly purchasing the home. It is agreed among realtors that home buyers start to develop a positive or negative impression about a house from the moment they set eyes on the front yard. Home sellers must, therefore, determine how best to present their home in order to create that valuable first impression.

A Professional Home Stager can assist home sellers in creating an environment that will leave buyers with a positive impression of the home. A Home Stager is trained to offer recommendations on ways in which the overall presentation of the home can be improved in order to draw interest on the part of buyers.

Through Home Staging, focus will be placed on the positive features of the home, thereby leaving the buyer with a favorable impression of the home.

The first activity of the Home Stager will be to evaluate the house’s exterior. Next, the interior will be viewed and evaluated, room-by-room. What follows is a detailed, written report containing recommendations that are geared to creating a home environment that will possess great appeal.

Recommendations may include improvements such as painting, repairs, de-cluttering, re-accessorizing spaces, furniture arranging, and landscaping, among others.

If home sellers want maximum value and a fast sale, it is critical that their homes are professionally presented to buyers. Home staging will do just this. Having a home stand out from the competition, conveying that “wow” factor to the prospective buyer, is the ultimate goal of the Home Stager.

One very important point to remember: The cost of hiring a Home Stager will likely be much less then the average price reduction taken on a listing!

How To Read Stocks And Actually Understand Them

Posted in Personal Finance
by Carlie Eviee

Reading the stock tables in the newspaper can be very confusing when you’re just learning about the stock market. It’s important to learn how to read stocks, though, and it won’t take a lot of time.

There are twelve columns in the table, and you’ll notice that each stock has its own line in this table. To find out how the stock has been performing over the past year, look at the first two columns– these will be labeled something to the effect of “52W High” and “52W Low.” You’ll see the highest point the stock has achieved in the last 52 weeks in the “52W High” column. Its lowest value will be in the “52W Low” column.

In the following column you’ll see the actual name of the stock. This will be followed by another column that shows the stock’s ticker symbol. There’s a unique combination of letters for each stock. In fact, you might be able to recognize some of them. Maybe you’ve seen the tickers running across the bottom of the screen when you watch the news.

Speaking of TV, you might want to watch the financial shows. They can give you a lot of help and information that will show you how to read stocks and understand the stock market even better.

There’s another column next to the ticker column, and it’s labeled “Div.” This column shows you the annual dividend the stock pays out for each share. If you see a blank space in this column, that means the stock doesn’t pay dividends right now. The same rule also applies to the very next column, “Yield %”, the percentage return on the dividend.

The earnings ratio is indicated by P/E. You get this number by dividing the current stock price by the earnings per share for the last four quarters.

The next two columns are “High” and “Low.” In the day’s trading, you’ll be able to see the highest and lowest points that the stock has reached. “Close” is the point at which the stock closed that day, and “Net Change” shows the change from the day before.

Once you’re armed with a good working knowledge of how to read stocks, you can begin to delve into other aspects of the market.

Selling Your Home By Auction: 9 Tips For Property Improvement

Posted in Home Improvement
by Paul Costello

Want to know how to improve the appearance of your property in 2 days ? The outside of the “For Sale By Owner” home is the “first impression” the buyer will have of this home, but the inside of the home is the lasting impression of the home. Your home must look perfect; clean, tidy, gleaming and spacious. Just because you’re selling your home at auction doesn’t mean that you won’t have potential viewers-you will. Take these simple steps.

The first thing you should do is de-clutter. Get rid of anything you don’t need in the house. Clothes, ornaments, toys, furniture- put everything in storage, create space or forget selling! It may hurt but a buyer is not interested in your personal things. You must approach selling like a business so be ruthless. Your buyer must focus purely on the way your home looks and it has to look great!!

Most people and especially home buyers hate bright or garish colors so if your home is decorated like this then re-decorate fast and do it now! Neutral or light colors are best as these allow your home to be seen to its advantage and create light and a feeling of space. Increase this feeling of light and space by increasing the power of your light bulbs and by increasing the number of your lights. A light, airy home is a home that sells.

If your carpets are worn, dirty or stained you should, whenever possible, replace them. If you can’t afford to or if they’re not too bad then clean them very, very thoroughly. Clean and polish all windows and mirrors so they gleam!

* Give your stove and oven a thorough cleaning. Clean the oven and the drip pans under each burner. Make sure to remove all grease and dirt build-up. Polish the shine on the outside of the stove and oven. Clean your refrigerator and any other appliances including the dishwasher. Work it until it shines!

Clean.Clean,Clean! Clean all your walls especially walls around waste baskets, clean fingerprints off the walls around light switches and doorknobs. Clean all your blinds.

Clean,de-clutter.These are the key words. Remove as much as possible from your kitchen cabinets and from all your cabinets.Clean your kitchen countertops and leave them as empty as possible.

* Arrange your clothes in your closets to where they hang neatly and not over crowded and remove some of the items off the shelves and everything on the floors leaving them looking spacious and clear. Make sure to clean and organize your garage, basement and attic space.

Your home must appear perfect to potential buyers. So now make sure that there are no leaks, squeaks, or rattles in your home. If you’ve had any water damage repair and make sure all signs of this are fixed. If any nuts, bolts or screws are loose tighten them up, fix them! Potential buyers must not think that there are any repairs to do in their new home!

If you have pets or young children your home may have odors. Ask a friendly neighbor to check as you will have become accustomed to them. Make your home smell fresh and clean.Try aromatherapy oils not artificial chemical air fresheners.

Financial Planning Tips For 2008

Posted in Personal Finance
by Barry Waxller

They say spring is the time of renewal, but it seems to me the turning of the year from December to January is the time most of us take a moment to reflect on life and get our act together. This should include your financial life.

So, what is the first financial goal you should shoot for in 2008? Ready to be surprised? The goal should be to buy a house! Yes, the market is a mess, but this also represents a huge opportunity for you. Buy low and sell high.

Make objective, not subjective, financial decisions. Put another way, review things objectively instead of emotionally. If people take this small step, they can avoid a host of unwise financial moves throughout their life.

Let’s be very clear about one thing. Financial gurus selling books and speaking on television are good at one thing and one thing only - selling themselves. Don’t listen to anything they say. If they were right, they would be billionaires.

Insurance. Ahhh, run for the doors. No single word makes people groan more. Okay, maybe taxes. Regardless, your 2008 financial tune-up should include reviewing your insurance to make sure it covers any changes in your life.

If you are married or have a signficant other, financial planning is the one thing that can have you at each others throats. Come to an agreement to sit down and have an emotionless discussion regarding your finances. It has to be done.

As far as I know, there are not many of us that want to work every day of our lives. To get out of such a future, you need to do retirement planning now. It is not to painful, so just do it and prepare to reap the benefits down the road.

There is simply no better thing to invest your money in than yourself. Take care of your health by spending the money on a gym membership and a trainer. Beef up your credentials by going back to school. Work on yourself!

Looking into the future is always a bit of a risk adventure. That being said, your financial plan for the coming year should include some wiggle room to allow you to account for big expected events such as the birth of a child.

As is obvious, we are all different and all in unique situations. This means we all have different financial issues to consider. This article covers some of the basic issues that are common to most people, but make sure to use common sense when reviewing yours.
